Brown Commercial Group negotiates sale of 22,624SF warehouse in Aurora, IL
Brown Commercial Group, a real estate firm focused on Chicagoland-area industrial leasing and sales, has negotiated the sale of a 22,624-square-foot industrial facility on a 1.61 acre site at 1941 Selmarten Rd. in Aurora, IL. The new owner, a private investor, will double its warehouse capacity through this acquisition.
Nick Eboli with Lee & Associates represented the buyer in this transaction. The seller, a trustee-managed portfolio overseen by Gus Paloian, a partner with Seyfarth Shaw, was represented by Dan Brown and Gay Crain, CCIM, of Elk Grove Village-based Brown Commercial Group.
This is the fourth property Brown Commercial Group has sold for the bankruptcy trustee. The price of each disposition has not been disclosed.
Built in 1991, 1941 Selmarten Rd. in Aurora is a single-story distribution warehouse at the corner of Selmarten Road and Mallette Road in an industrial park near the interchange at I-88 and Farnsworth Ave. The masonry and insulated metal panel building features one interior truck dock and two drive-in doors, approximately 1,225 square feet of office space, and limited interior columns with clear heights that range from 17-feet to 20-feet.
