Brown Commercial Group Negotiates Five Industrial Transactions
January 12, 2021 — Brown Commercial Group negotiated five industrial transactions totaling more than 26,000 square feet in Chicago’s suburban market.
Brown Commercial Group broker, Brian Lindgren, represented the buyer, Midway Industrial Equipment, Inc., in buying 549 Heartland Drive, Units E and F, a 10,700-square-foot space in Sugar Grove, Illinois. The company was expanding from a nearby location. Mike Magliano of Cushman & Wakefield represented the seller, RI Sugar Grove, LLC.
Brown Commercial Group senior broker, Mason Hezner, represented AK Electronics, LLC in leasing 6,750 square feet at 685 Lunt Avenue, Elk Grove Village, Illinois for its information technology wholesale business. Hezner also represented the landlord, 685 Lunt Avenue LLC and was able to lease the space within 30 days. The tenant was expanding from a smaller space in Streamwood, Illinois.
Brown Commercial Group broker, Pat Crowley, represented the seller, 9816 Franklin LLC, in a 5,200-square-foot sale at 9816 Franklin Avenue in Franklin Park, Illinois. He also represented the private buyer who is using the space for storage.
Also, broker Candace Scurto was successful in leasing 1,881 square feet for VZLA Distribution LLC at 776 Algonquin Road in Arlington Heights, Illinois. The tenant is expanding its business and needed additional storage. Scurto negotiated other tenant incentives despite the market having strong demand and low inventory. Brian Gedvilas of Value Industrial Partners represented the building owner.
Scurto also negotiated a 1,650-square-foot lease for NEO Plus Logistics and Supply, for its storage and distribution. The building’s loading area was well suited for the company’s smaller box trucks and vans. Hezner represented the ownership.
