Brown Commercial secures 53K SF industrial expansion
September 29, 2025 — Brown Commercial Group negotiated a 53,854-square-foot industrial expansion that will allow FCA Packaging to add an additional location in the Chicago market. The lease is at 2685 N. Eagle Way in Hoffman Estates, Illinois, part of the Northwest suburban submarket.
Brown Commercial Group Vice President Candace Scurto represented the packaging company, which operates nationally and has a strong concentration of locations in the Midwest. FCA Packaging provides customized packaging products and services for businesses through the warehouse and logistics sectors and needed room for expansion.
Scurto overcame several challenges in finding the space for FCA’s industrial expansion, including a shortage of space that fit the company’s parameters for its operations and the need for proximity to its labor pool and customer base. The space is within the Ninety Logistics Center that includes I-90 tollway visibility and connectivity to the O’Hare submarket. Mike Sedjo and Ben Dickey of CBRE represented the landlord, Brennan Investment Group.
According to CoStar, the Northwest Cook industrial submarket contains approximately 45 million square feet of space and offers excellent proximity to population centers and O’Hare International Airport. The area also has an excellent power infrastructure, placing it as a top location for distribution center uses and data centers.
Moving into the third quarter of 2025, Northwest Cook’s vacancy and availability rates were 5.0% and 6.5%, respectively. As new speculative development projects become occupied, the 12-month move-in rate trends to 860,000 SF. The area’s connection to major transportation routes leading to both the airport and downtown Chicago speaks to the submarket’s reliance upon the logistics space sector, containing an inventory of 27.8 million square feet.
