ITW moves into 60K SF Bartlett manufacturing space
May 8, 2026 — Illinois Tool Works has moved into a 60,500-square foot manufacturing space at Blue Heron Business Park in Bartlett, IL. Brown Commercial Group President and Managing Partner, Dan Brown and Partner Mike Antonelli, SIOR, represented the developer and owner, Cratos Industrial, in the lease transaction. The Brown team is marketing the additional space for lease in the 166,573-square-foot industrial development. The move follows a seven-month site selection, lease negotiation, and construction build-out to bring the company to 2305-2325 Kenyon Road.
Cratos Industrial recently hosted a ribbon cutting ceremony at the site, bringing together officials from ITW, the Village of Bartlett, and others.
ITW is using the manufacturing space for its Electronic Component Solutions group and has 60 employees at the site. The company’s ITW Formex and ITW Lumex brands operate out of the new facility, creating specialized safety and technology products and solutions for global companies in the electric vehicle, data center, appliance and other sectors.
Blue Heron Business Park was constructed to fill demand from small to mid-sized industrial manufacturing, warehousing, distribution and e-commerce tenants. The development is located on the southeast corner of Kenyon Road and IL Route 25 in Bartlett, Illinois.
The building now has 106,296 SF remaining for lease, offering spaces of 45,196 SF and 61,100 SF. The industrial park offers convenient access to Chicago’s transportation network via access to IL Route 25 and US Route 20. The building includes 32-foot clear height ceilings to support modern distribution. It also has 36 exterior truck docks and three drive-in doors.
