Brown Commercial secures 29K SF commercial lease

November 17. 2025 — Brown Commercial Group negotiated a 28,796-square-foot, long-term commercial lease for Hammerbrush Restoration, helping the company find a more efficient space for its operations.  Broker Luke Dummitt negotiated the industrial commercial lease at 3605 Swenson Ave. in St. Charles, Illinois. This was the third recent industrial transaction, reaching a total of more than 60,000 square feet, that Dummitt completed along that business corridor in St. Charles.

Hammerbrush Restoration is a full-service roofing & restoration company for condominium associations, and multi-family and commercial properties. To support its services, the company needed space that included a conference and office area for meeting clients and efficient storage space for computer equipment, furniture and other belongings that are removed from homes and businesses being restored. The firm is initially moving their restoration wing from Aurora, IL.

Chicago’s web suburban industrial market is a draw for many light manufacturing and logistics companies due to its proximity to Chicago’s major thoroughfares and the potential for lower commercial tax rates in some counties.

The landlord, Faropoint, was represented by Nick Eboli and Andrew Block of Lee & Associates.
