Brown leases 60K SF at new industrial park
August 20, 2025 –Brown Commercial secured a 60,050-sf lease at Cratos Industrial’s new industrial park in Bartlett, IL. As highlighted in Bisnow, the lease will bring Illinois Tool Works to the site as it expands its operations in the Chicago market. The industrial lease is part of Blue Heron Business Park’s newest speculative building, a 166,573-square-foot space. Brown Commercial Group President and Managing Partner Dan Brown and Partner Mike Antonelli represented Cratos, the developer and owner. Blue Heron was constructed to fill demand from small to mid-sized industrial manufacturing, warehousing, distribution and e-commerce tenants.
The development is located on the southeast corner of Kenyon Road and IL Route 25 in Bartlett, Illinois.
Dan Brown represented Cratos Industrial in their original land purchase in 2024 and was retained as the exclusive leasing agent for the development.
“We are seeing strong demand for small to mid-size industrial space to serve growing businesses in the Chicago suburban market,” said Antonelli. “The addition of this modern industrial building allows ITW to expand its manufacturing footprint into a state-of-the-art headquarters facility that is well located near major thoroughfares and employment centers.”
The building now has 106,296 SF remaining for lease, divisible to 45,196 SF and 61,100 SF. The industrial park offers convenient access to Chicago’s transportation network via access to IL Route 25 and US Route 20. The building includes 32-foot clear height ceilings to support modern distribution. It also has 36 exterior truck docks and three drive-in doors.
