Brown Commercial brings new industrial construction to Bartlett
August 8, 2024 — Industrial construction is underway at Blue Heron Business Park in Bartlett, a nearly $17 million industrial development scheduled for completion in 2025. Dan Brown, president and managing broker with Brown Commercial Group, represented Cratos Industrial in the land purchase.
As noted in the Chicago Business Journal, the industrial construction project was designed “to be flexible to meet the needs of entrepreneurial businesses and those with varying space needs,” said Brown, who is also leasing the new development.
Upon completion in the third quarter of 2025, the building will meet a growing demand for more industrial space in the Chicago market. The project will be divisible by three units of 45,000 to 65,000 square feet.
“We’re seeing more demand for industrial space in the small to mid-sized range, yet many new buildings are focused on large users,” said Brown. “With the prospect of interest rates coming down this year, we should see additional activity, as lower rates will give companies the ability to continue expanding to levels that meet their operational needs.”
The project on the southeast corner of Kenyon Road and Illinois Route 25 will support warehousing, distribution or e-commerce tenants. Plans call for a clear height of 32 feet, 36 exterior truck docks, three-drive in doors and 202 parking spaces. Occupancy is slated for 2025.
The project’s general contractor is DSI Group, and the design firm is Cornerstone Architects.
