Brown negotiates west suburban industrial deal

November 6, 2025 — Brown Commercial Group negotiated a 15,840-square-foot, long-term lease for Perfection Servo Hydraulics in the west suburban industrial market. Broker Luke Dummitt represented the tenant in leasing the full building at 3940 Swenson Ave. in St. Charles, Illinois.

The tenant is an automation machinery manufacturing and repair company that is relocating and expanding in the Chicago market. The company is part of SunSource, a North American equipment manufacturing, repair and fabrication business. SunSource has its main Illinois facility in Addison, Illinois.

Perfection Servo Hydraulics began looking for space because its previous storage location in Batavia, Illinois, was sold. The company also wanted to expand to accommodate its equipment storage needs. Eric Schneider and Joel Friedland of Brit Properties provided a creative solution to allow the previous tenant out of their lease to accommodate a suitable landing spot for Perfection Servo.
