Brown Commercial negotiates 16K SF long-term lease

November 8, 2025 — Brown Commercial Group negotiated a 15,840-square-foot, long-term lease for Perfection Servo Hydraulics, an automation machinery manufacturing and repair company that is relocating and expanding in the Chicago’s market. Broker Luke Dummitt represented the tenant in securing the long-term lease at 3940 Swenson Ave. in St. Charles, IL, part of Chicago’s west suburban market.

The company’s previous storage location in Batavia, IL was sold, forcing a decision to move. The company also wanted to expand to accommodate its equipment storage needs. The tenant is part of SunSource, a North American equipment manufacturing, repair and fabrication business that has its main Illinois facility in Addison, IL.

“This was a unique situation that required a quick turnaround and the need to find space that would allow for a seamless transition for the business,” said Dummitt. “The new location is a great fit for their growing operations and is located close to their existing production facility.”
