Parlor Doughnuts lands suburban leases
July 18, 2024 — After a comprehensive site selection and market analysis, Brown Commercial Group negotiated two suburban leases to bring the first Parlor Doughnuts franchises to the Chicago market.
According to this IL Real Estate Journal story, Broker Luke Dummitt, working with Brown Commercial President and Managing Partner Dan Brown and Partner Trinity Scurto, represented a private investor in two Chicago suburban leases for this high-end doughnut and coffee shop locations.
Parlor Doughnuts is a specialty craft doughnut concept that was started in Evansville, Indiana, in 2019 and has spread to more than 70 U.S. locations. The Chicago area stores will be located at 1301 Algonquin Road in Rolling Meadows and 227 Weber Road in Bolingbrook. Each store will include nearly 3,000 square feet of retail space.
In searching for locations, the Brown team evaluated multiple sites that could support the franchisee’s goals of creating high impact retail destinations while also being efficient with construction and ongoing operating costs.
The team also advised the investor on property renovations and helped secure contractors and other vendors for the site preparations. The Rolling Meadows location is being extensively renovated to fit the Parlor Doughnuts theme and branding, while the Bolingbrook site was already a restaurant establishment and will require only minor updates. The locations are expected to be open by year-end.
