Brown Commercial completes four Chicago industrial deals
March 20, 2026 — Brown Commercial Group negotiated four Chicago industrial deals, helping to fill spaces for private landlords. In a short period of time, the spaces were filled to growing small businesses looking to expand their industrial footprints. Broker Luke Dummitt represented both landlord and tenant in two transactions at 195 Kendall Point Drive in Oswego, IL.
Dummitt also represented the landlord in leasing space at 1585 Beverly Court in Aurora, IL to a growing local business. In the final transaction, Dummitt represented a private investor in leasing space at 2760 Beverly Drive in Aurora, IL to a private business. Brown Commercial Vice President Jim Pietrarosso represented the tenant in the transaction.

These Chicago industrial deals show the continued demand from small to mid-sized tenants looking to expand their footprints. According to Colliers, the Chicago industrial market continued to move toward equilibrium at year-end 2025. The market recorded 12.5 million square feet of new industrial leasing activity in 2025 and ended the year with a 4.62 vacancy rate. Leasing activity was particularly robust in the 100,000 to 200,000-square-foot range, which recorded 40.5 million square feet of activity.
