Brown Commercial Negotiates Industrial Expansion

Dec. 13, 2023 — Brown Commercial Group has negotiated a 14,503-square-foot industrial expansion in the O’Hare submarket that will allow a gutter supply company to grow its business. Broker Matt Hanson negotiated the lease at 811 Eagle Drive in Bensenville, IL that will provide a larger footprint for Discount Gutter Supply.

Given the shortage of space for small to mid-size users, this shows the importance of working with an established broker who can find the needle in a haystack and move quickly to secure the deal. “While many small to mid-sized businesses are in expansion mode, they are finding it challenging to find space, particularly in the O’Hare submarket,” Hanson said. “We identified this opportunity and moved quickly to support the business through the leasing process so they could be up and running quickly in the new space.”

The Addison-based gutter supply company is undertaking an industrial expansion to boost its inventory of supplies and also needed more space for customer parking and large commercial delivery vehicles.

Chicago’s O’Hare submarket is one of the most sought-after areas, given it’s proximity to the airport and the access it provides to local, regional and national highways and logistics networks. With a vacancy rate under 4%, the submarket remains a top choice for many industrial businesses. Despite an influx of larger industrial space over 2023, there are not enough small and medium-sized buildings to support growing industrial businesses.
