Brown closes commercial real estate transactions
Sept. 5, 2024 — The Chicago industrial market continues to see strong demand from tenants looking to expand their businesses or move to a location that provides improved access to their customer base or labor pool. Brown Commercial recently negotiated two commercial real estate transactions illustrating this demand. Broker Candace Scurto negotiated two commercial real estate transactions in the Chicago market totaling 9,200 square feet in a sign of continued demand for space to support growing businesses.
Scurto represented the tenant, an audio visual business, and the landlord in a 5,000-square-foot at 1351 Brummel Ave. in Elk Grove Village, Illinois. “This was a positive transaction for both parties, as we negotiated a rental rate that was favorable to the tenant and landlord and achieved some rent abatement to help the tenant with interior improvements,” she said.
As noted in this REJournals story, she also represented the buyer, a financial services company, and the seller in a 4,200-square-foot transaction at 538-542 W. Campus Dr. in Arlington Heights, Illinois. The seller wanted to leverage the strong market to sell the property. The buyer was moving the business from Schaumburg, Illinois, and had specific requirements that were found in this building. “These commercial real estate transactions are examples of bringing two parties together to successfully get the deal done on favorable terms for both sides.”
