Industrial building purchases in O’Hare, DuPage
Nov. 10, 2023 — Brown Commercial Group recently negotiated two industrial building purchases, as highlighted in a recent Bisnow article. Vice President of Sales Mason Hezner worked with his network of local owners and investors to find an off-market property that fit the needs of a Chicago industrial investor, Clear Height Properties. Hezner negotiated the 20,000-SF building acquisition at 500-502 Crossen Avenue in Elk Grove Village, in the O’Hare submarket. The sales price was $1.6 million.
The two-unit, industrial building is fully leased to Polaris Worldwide Logistics and Cleaver Brooks Sales and Service, Inc. Hezner commented that investors looking for small to mid-sized industrial investment property have few options in today’s market.
DuPage County industrial building purchases
DuPage County is also a hot spot for industrial building purchases. In the second recent acquisition, Broker Pat Crowley represented Zenger’s Inc. in buying a 13.3K SF building at 775 Kimberly Drive in Carol Stream, IL. This property is in the DuPage County industrial submarket, which has a low vacancy rate and is a top industrial market due to its low tax rate and proximity to O’Hare International Airport.
Zenger’s Inc. provides industrial equipment, metalworking tooling, and safety/PPE products to manufacturers, federal, state, and local municipalities, and commercial construction companies.
The building offered an excellent opportunity for Zenger’s Inc. to modernize its business operations and upgrade the facility to fit its specific needs. The company is moving its headquarters from Melrose Park, IL, to Carol Stream, which is recognized for its vast and diverse industrial property base and location near important area transportation routes.
